CapMan’s private equity real estate fund acquires Kiinteistöosakeyhtiö Erottajankatu 15–17
CapMan’s private equity real estate fund CapMan Real Estate I has acquired the property Kiinteistöosakeyhtiö Erottajankatu 15–17 from Sitra, the Finnish National Fund for Research and Development. Kiinteistöosakeyhtiö Erottajankatu 15–17 will transfer wholly to the ownership of CapMan Real Estate I following the transaction. The parties in the transaction have agreed that the transaction price will not be published.
Kiinteistöosakeyhtiö Erottajankatu 15–17 is located at the corner of Erottajankatu and Ludviginkatu in the Kaartinkaupunki district of central Helsinki. The original part of the property was constructed as an apartment building in 1886. A one-storey extension was added on the Erottajankatu side of the building in 1920 and two more storeys were added in 1952. The leasable area of the property is approx. 3,800 square metres and includes office and retail space as well as residential apartments. The current occupancy rate of the property is high.
”Erottajankatu 15–17 is the sixth low-risk core investment in the portfolio of CapMan Real Estate I Ky. The property is a good asset for our fund in terms of its prime location, visibility, size and return potential,” states Markku Hietala, Head of CapMan Real Estate.
CapMan expanded its operations into private equity real estate funds in June 2005, when it established the EUR 500 million CapMan Real Estate I Ky Fund together with nine Finnish institutional investors. The fund has investment focus on commercial properties in the Helsinki metropolitan area. Kiinteistöosakeyhtiö Erottajankatu 15–17 is the 19th asset in CapMan’s real estate portfolio, and following the transaction more than half of the capital committed into the fund has been invested.
