Kemira constructed the head office for the company’s use in 1986. The property is located at the address Porkkalankatu 3 in Ruoholahti, Helsinki and it has a leasable area of approx. 16,000 square metres. Kemira will remain as a long-term tenant in the majority of the property after the closing of the deal.

CapMan expanded its operations into private equity real estate funds in June 2005, when it closed a EUR 500 million private equity real estate fund CapMan Real Estate I Ky with nine Finnish institutional investors. The investment focus of CapMan’s first real estate fund is on commercial premises in the Helsinki metropolitan area. Prior to the latest acquisition the fund’s portfolio comprised 17 commercial properties, which were acquired in connection with the establishment of the fund and have a transaction value of approx. EUR 220 million. The majority of assets comprise modern office buildings with financial vacancy rates under 5%. The best-known asset in CapMan Real Estate I Ky’s portfolio is the Bronda property located on Eteläesplanadi in Helsinki’s city centre.
